New shop Idea
In preparation for retirement, I bought a commercial property in the Indiana town my wife is from. They allow golf carts on the city streets there. The property is an old drive in (simular to an A&W) that has been closed for 30 years. The big awnings are in pretty decent shape, but the building needs to be torn down. Here is my crazy Idea.
I buy 2 40' shipping containers of identical dimensions, and put them on concrete footer foundations, 14 feet apart but parralel to each other. I put on a roof, cut doors in between them, where I need to, with an acetylene torch, pour a contrete floor, and trim everything up. The containers can be had for around $2K each. Doing as much of the work myself as possible, I think I could have a 30x40 shop for about $12-15K. And if I leave space between the tops of the containers and the rafters, I have plenty of storage space too. I could keep carts that still need work up there, or use it for winter storage for customers carts, for a nominal fee of course. Here is a pic of the property as it now sits. Check most containers have insulation in them.

Jonesboro, just south of Marion. The business used to be called the Frost Top. They have pictures of it at the museum when it was in its hay day. The road it is on used to be U.S. 35, until they brought I69 through.

TnT, you may want to check with county zoning department, most counties in this area have banned the use of containers as permanent buildings because people were not following through and finishing the outsides, creating eye sores.

there is one like that here in ga he stacked 2 on top of eachother and put 2 as tha back wall he had a nice shop with a hell of a lot of storage

I have seen some pretty cool setups with those containers. Actually there is a local speedway that has 4 of them stacked on top of each other with ladders and doors, used as the anouncement booth. Flood lights on the top and all.

The price for my 30x45 steel building was about $18K. The cost of the wiring, insulation, internal walls, etc has pushed the cost over $20K. Once the bathroom plumbing is in it will probably be above $25K. The costs can really get out of control if you aren't careful.
