Default Annual maintenance?

Hello team,
It has been a year (& lots of fun) since I bought a used CC precedent. We use it for street driving several times per week. It's pretty hilly and I have a teenager so wear and tear may be an issue going forward :). I've become quite handy and added a light kit speed magnet.

I was wondering if there is anything else that I need to do for maintenance on an annual basis and perform regular PMI. I attached a few pictures of the cart and had a few ?'s -- appreciate the help. I've learned so much by just reading the various threads..

Batteries -- 1. check charge surface charge 53.2 and 51.7 load test -- each is just above 8V. I assume this means they are still good? How long do they typically last? 2. clean terminals

Solenoid -- still clicking, do I need to do anything else?

Brakes -- not sure if anything to do?

Tires -- rotated tires -- some outer wear on front passenger, but hopefully not a huge deal.

Steering / axles -- not sure what if any thing to do here?

Motor -- ?

Corrosion - see pic, not sure what this is from or best way to clean?

Anything else I'm missing?

Don't forget to grease the zerk fittings up front.

thanks for the info guys will definitely great the zerk fittings...I couldn't find an easily find a how to video on some of these things.

Any thoughts on the battery voltages -- I guess that they are still good?

What exactly are the battery voltages after rest?

Check the air pressure in the tires. The one I see looks low.
